Description
Title: Property Manager – Schools
Reports to:  Group Property Manager    

Role Purpose:   
The role of the Property Manager is to ensure all properties across their portfolio are well maintained, compliant, operate efficiently and run cost effectively.   

Key Accountabilities  
Property Management
Objectives
  • Significantly contribute to ACG’s property management strategy and annual planning / budget processes
  • In collaboration with the wider team and Group Property Manager, devise sound operational plans the effectively achieve the agreed strategies
  • Effectively track and manage expenditure against budgets, producing clear and accurate reporting when necessary
  • Develop and maintain trusted and effective relationships with key stakeholders.  Enable senior Educators to reduce the amount of their time spent on property related issued.
  • Ensure that maintenance plans are in place, commercially viable and executed in the most cost effective way.
  • Expertly manage ‘end to end’ property redevelopment and other related projects  
KPIs
  • All facilities are consistently maintained to a high standard
  • Cohesive working relationships with stakeholders and team
  • Smooth execution and conclusion of projects
  • Delivery of operational plans in line with agreed strategy and annual budget.
Safety and Compliance
Objectives
  • Ensure legal and regulatory compliance to all relevant property related requirements and rules, e.g BWOF
  • Foster a ‘best practise’ H&S culture within the team that ensures self-regulation
  • Keep abreast of relevant property legislation, e.g. Building Act, Health and Safety at Work Act, etc
  • Liaise with Council bodies and consultants where applications are required
KPIs
  • Good health and safety practices and process are applied and adhered to within the work environment
  • Compliance of and subsequent continued achievement Building of WOF
Contractor Management
Objectives  
  • Oversee, monitor and ensure adherence across the team in the consistent application of contractor management policies and procedures.
  • Negotiate and implement maintenance and service contracts
  • Oversee engagement, on-boarding and continued relationship management with all service contracts that relate to property and plant
KPIs
  • All contractors comply with H&S Contractor Policies and procedures, and the ACG Code of Practice.
Leadership
Objectives
  • Coach, mentor and provide development support for direct reports & property officers to ensure all employees have the training and tools and the capability and in depth understanding of how their role interacts with their business groups and provides excellence in service
  • Communicate effectively and promote a culture of openness, knowledge sharing and voicing of ideas
  • Maintain current understanding and knowledge innovations and developments within industry
KPIs
  • ACG Performance and Professional Development resources is utilised
  • Employee satisfaction and retention results
To be successful you will have:
  • Experience managing a multi-site property portfolio
  • A degree level qualification in Property or equivalent
  • Project Management experience and capability
  • Strong stakeholder engagement & relationship management skills
  • Excellent communication skills.

  • Property Team (Property Managers, Facilities Manager, Project Manager, School Property Staff)

  • Maintenance contractors
  • Property consultants (architects, project managers, engineers, building services, etc.)
Team Size: 1 – Property Officer.  School property staff will have a functional reporting line to the Property Manager.
